{"id":13820,"date":"2012-09-10T08:52:18","date_gmt":"2012-09-10T15:52:18","guid":{"rendered":"http:\/\/drduru.com\/onetwentytwo\/?p=13820"},"modified":"2012-09-10T08:52:18","modified_gmt":"2012-09-10T15:52:18","slug":"more-positive-milestones-residential-housing","status":"publish","type":"post","link":"https:\/\/drduru.com\/onetwentytwo\/2012\/09\/10\/more-positive-milestones-residential-housing\/","title":{"rendered":"More Positive Milestones for the Residential Housing Market"},"content":{"rendered":"<p><strong>(This is an excerpt from an article I originally published on Seeking Alpha on August 30, 2012. <a href=\"http:\/\/seekingalpha.com\/article\/837761-more-positive-milestones-for-the-residential-housing-market\" target=\"_blank\">Click here to read the entire piece<\/a>.)<\/strong><\/p>\n<p>The residential housing industry received more positive data on August 29, 2012. <\/p>\n<p>First, <a href=\"http:\/\/www.federalreserve.gov\/monetarypolicy\/beigebook\/beigebook201208.htm\" target=\"_blank\">the latest Federal Reserve&#8217;s beige book<\/a> further confirmed <a href=\"http:\/\/seekingalpha.com\/article\/828731-latest-housing-price-data-confirm-housing-bottom-is-underway\" target=\"_blank\">the stronger price trends shown in the Federal Housing Finance Agency (FHFA) data<\/a>:<\/p>\n<blockquote><p>&#8220;Real estate markets were generally said to be improving. On the residential side, all 12 Districts cited increases in home sales, home prices, or housing construction.&#8221;<\/p><\/blockquote>\n<p>Specifically:<\/p>\n<p>{snip}<\/p>\n<p>I took particular note that only two districts expressed concerns over the fresh arrival of shadow inventory. Moreover, a lack of inventory is actually helping to push prices upward in some districts. This expressed inventory shortage is corroborated by claims from the National Association of Realtors in <a href=\"http:\/\/www.realtor.org\/news-releases\/2012\/08\/july-pending-home-sales-rebound\" target=\"_blank\">its latest report on pending home sales<\/a> (for July):<\/p>\n<p>{snip}<\/p>\n<p>In this same report, the NAR reports an important milestone for pending home sales:<\/p>\n<blockquote><p>\n&#8220;Pending home sales rose in July to the highest level in over two years&#8230;which was shortly before the closing deadline for the home buyer tax credit.&#8221;<\/p><\/blockquote>\n<p>All these data points add more evidence that <a href=\"http:\/\/drduru.com\/onetwentytwo\/2010\/09\/29\/housing-bottom-through-2013\/\" target=\"_blank\">my long anticipated bottom for housing in 2013<\/a> is indeed underway&#8230;{snip}<\/p>\n<p>With caution in mind, I decided to read one of the many pieces out there titled to strike fear into the hearts of anyone otherwise interested in buying a home or investing in real estate. This one comes from Agustino Fontevecchia in Forbes, titled &#8220;<a href=\"http:\/\/www.forbes.com\/sites\/afontevecchia\/2012\/08\/28\/what-housing-recovery-distressed-sales-still-high-shadow-inventory-massive\/\" target=\"_blank\">What Housing Recovery?
